According to the permits and certificates by-law of the City of Varennes, altering or renovating a house does not need a building permit when all of these conditions are met: the work is not covered by the PIIA (architectural integration plan) by-law, does not change the use, and does not alter the foundations, the structure, the interior partitions or exits, or the floor area or height of the building. It must also not add, close off or resize a window or door, change the class of the exterior wall cladding, or affect a fire-protection element, such as a fire separation or a fire alarm. Otherwise, a permit is required. The PIIA by-law applies in certain sectors of the city, and permit applications can be made online.
